Your Homebuying Team

We look forward to helping you find the home that is right for you. However, once we find the home, then there will be other team members involved in the transaction. Their homebuying team goals are the same as yours-to successfully complete the transaction and make the home yours!  Here are the members of our team and their role in helping you secure your home:

Your Agent: Your agent’s job is to educate you on the process for buying a home, show you the homes that meet your needs, write a competitive offer, negotiate on your behalf, and make sure all the deadlines outlined in the contract are met.

Your Lender: Your mortgage lender will work with you to determine your home-buying budget and will make sure you are preapproved for the loan. The lender will also coordinate your application and the paperwork they need to execute that loan on your behalf.

Title: Title will run an ownership and permit history search on your desired home to make sure there are no issues with ownership as the property changes hands. In addition, they will identify any documents or easements that may come with your property so you know what you can and cannot do.

Inspector: The inspector will inspect the property for defects. Every home has defects – even new ones! Many are minor but some may be major. Our job will be to determine what, if anything, to negotiate with the seller to fix before the home closes and what you are willing to live with in the years to come.

Appraiser: The appraiser, hired by your lender, will review the property to make sure you are paying market price for it. This protects both you and the bank.

Settlement: Real estate attorneys coordinate all the paperwork, create the final set of documents to sign by both parties, coordinate the transfer of money between buyer and seller, and makes sure the property closes in a timely manner.
